Job Summary

As a Plans Examiner, you will review plans, specifications, calculations, and designs submitted for construction, land development, alterations, or repair of buildings and structures for compliance with applicable City and State codes and standards. You will also complete field inspections related to new businesses located within the City of Conyers.

  • Interprets, applies, and enforces the provisions of the International Building Codes related to building components (foundations, framing, mechanical, electrical, plumbing systems, energy conservation, life safety, and considerations for the physically challenged) and ensure they meet the requirements of the City’s adopted building codes, zoning codes, conditions of zoning, and acceptable City construction practices.
  •  Interprets, applies, and enforces the provisions of the City of Conyers architectural requirements.
  • Confer with architects, engineers, owners, contractors, and the general public on all current building or technical code requirements, and City and State law for a particular building type or construction compliance.
  • Receive and process site and building plan review requests; identifies non-compliance issues and corrections required for plans to achieve compliance with codes, ensure necessary corrections are made to plans and compliance is met prior to the issuance of permits.
  • Perform data entry, operate plan review software and permitting software.
  • Verify the accuracy of project descriptions in permitting software, based on plans. Identify and edit lists of Required Inspections based upon specifics on construction plans. Identify which trade work the project involves.
  • Perform New Business Compliance Inspections to assist business owners with understanding building code compliance.
  • Enforce all City building regulations, ordinances, and codes.
  • Learn new construction standards, methods, and materials approved by various regulatory agencies, and communicate this information to the building community and the public.
  • Assists Code Enforcement Officers with identifying building code violations.
  • Perform other related duties as assigned.

 

Minimum Qualifications

Education: Completion of a standard high school diploma, GED or equivalent from a regionally or nationally accredited school.

Licenses(s): Valid Georgia Driver's License

Experience: Three (3) years of experience in plan review, architectural design, or engineering. 

Certification(s): ICC General Plans Examiner: 

  • ICC Residential Plans Review certification and
  • ICC Building Plans Review certification.

 Shall obtain ICC Mechanical, Plumbing, and Electrical Plans Examiner certifications within 24-months of employment.

 

Any Special Requirement(s): Working knowledge of Microsoft Office applications. 

 

Knowledge, Skills and Abilities: 

Knowledge of:

  • Knowledge of local, state, and federal rules, regulations, ordinances, and laws governing building construction, housing, property maintenance, zoning, and land use.
  • Working knowledge of spelling, punctuation, and grammar.
  • Intermediate computer skills.
  • Basic knowledge of modern office practices and procedures.

  • Must possess the ability to positively interact with the other team members, the general public, contractors, governmental entities, and other clientele.
  • Demonstrated ability to exercise initiative and a considerable amount of independent judgment.

  • Ability to enter and operate a standard equipped pickup truck or automobile unassisted.

  • Ability to maintain and update organized thought and document finding of research.

Lifting Requirements:

Regularly required to lift up to 50lbs; and occasionally required to lift up to or over 75lbs.
